The split-level living area invites you to unwind in bold, bohemian style. Featuring a cozy armchair and an L-shaped sofa, this space is perfect for socializing or enjoying a movie night by the fire. A dedicated workspace is available if you need to catch up on emails or plan the day’s adventures. On the lower level, the spacious dining area comfortably seats up to six, with a mix of chairs and corner bench seating, perfect for shared meals.
Step outside to the garden from the dining area, where you can soak up the sunshine or enjoy a quiet moment surrounded by nature.
The fully equipped kitchen is a culinary haven with a microwave, coffee machine, dishwasher, and all the cookware, crockery, and glassware you’ll need. Essentials like coffee, tea, salt, pepper, and cooking oil are provided to make your stay hassle-free.
On the ground floor, you’ll also find a convenient separate toilet.
Upstairs, three beautifully designed bedrooms and a family bathroom with a spacious walk-in shower await. Plenty of towels and toiletries are provided to ensure your comfort.

Neighborhood
Kemptown is a charming, colourful and bustling district of Brighton where you will discover some of Brighton’s best fine dining restaurants such as: The Restaurant At Drakes, Pike & Pine & La Capannina. You can also find the best plant-based Italian, Purezza, here serving creative and delicious vegan pizzas.
The neighbourhood also offers unique antique stores, a kooky vibrant café culture and some of Brighton’s best pubs to discover your favourite local ale. Kemptown is also popular for its LGBT pubs and bars, there are a great range to choose from.

Getting Around
Brighton is well-connected and accessible, making travel to and around the city straightforward, whether by train, coach, or car. For those travelling from London, regular train services run from London Victoria, London Bridge, and St Pancras International, reaching Brighton in just around an hour. The city is also conveniently close to Gatwick Airport, just a 30-minute train journey, while Heathrow Airport can be reached by coach or a combination of rail and coach services.
If travelling by coach, National Express provides routes from London, Heathrow, and other major UK cities, arriving at Pool Valley Coach Station near the city centre and seafront. For those driving, Brighton is accessible via the A23, which links directly to London and the M25, while the A27 connects Brighton to other coastal towns. Parking in the city centre can be challenging, so using Park & Ride services or parking in larger car parks on the outskirts is often a better option.
Once in Brighton, navigating without a car is simple. Brighton & Hove Buses operate a comprehensive bus network, serving not only the city but also surrounding areas, with day tickets and contactless payment available for added convenience. Guest have access to the entire property during their stay, including the outdoor patio. Access detais will be provided prior to your arrival.
Paid for parking can be found at the end of the street. From the house, you can easily stroll into the city centre, the vibrant North Laine for independent shops and cafes, and also to the beach.
Please note, this is a shoe-free house. The floors are cork, so no shoes are to be worn in the house please. Bare foot is fine or please bring your slippers.
For group bookings we requiare all guests to be 25 or over and we have a strict no parties or late night noise policy.
This is a residential street and there is a security night patrol to monitor behaviour and noise to ensure any noise is kept to a minimum after 10pm.

Beautiful house. Spacious, great furnishings, private outdoor space. Big kitchen. Perfect to host a group. Fantastic value and 10 mins from the beach and one of Brighton’s best cafe/bars - the Reading Room. Water took a while to heat up but mostly fine

A truly beautiful space with a vibrant energy throughout !!! We loved everything about the house , including the peaceful little garden area to enjoy an afternoon glass of wine while soaking up the warmth of the summer sun . Thank you so much for making our trip to Brighton so special !! ????

This property is lovely. We had everything we needed and it is nicely decorated - seems just right for the area. Kitchen was well equipped and our comms with our host were friendly and helpful. We did have a problem finding a parking space nearby. Would advise visitors to book in advance to be sure to get a space close by. We were pleased with our choice.

Lovely stay at Boho Blue! Dale was very responsive and friendly. House was comfy, quirky and modern. Lots of stairs which we were concerned about with 3 little ones but they were fine. Lovely and clean (apart from grubby finger prints left on the fridge) and comfy beds (but tiny duvets which didn’t cover the beds). Easy walk down to the sea and some lovely amenities nearby. Would definitely recommend!

The house was amazing, beautifully finished and really spacious. The lay out was perfect for our family gathering. There was no heating at all and it was less than 9 degrees in the house. We reported this as soon as we arrived. We we told it would be delt with the next morning however no one turned to fix the heating At 9.30 pm we were give 2 electric heaters which worked but not sufficient to warm the house. A plumber arrived at 5.20 the night before we left and was told it would be able to be fixed. The customer service has been appalling, we were given the wrong information, lied to several times about when the plumber was coming. I had to make over 10 calls to several different people who gave me different information each time. I was told I would receive a refund but as yet have received nothing and I have been told I would receive a call back and again I have not received that call. We were also told there was pay to park at the property however it is 4 hours parking and no return within 4 hours so parking there is really not a opinion if you are planning on spending any time at the property.

This is a gorgeous home, quirky and full of comforts. It is an ideal location, short walk to the beach, and easy links to buses if you want a swifter trip. Pur 3 kids found the home really cool, they had lovely bright spaces and we're competent relaxed. Thanks, we had a great stay!

Overall no issues, it is a lovely property and fits the description on the website: The only minor issues: 1. Windows really need a clean, visible dirt on them 2. Entrance to property could do with a clean 3. Pretty much all light fittings and tops of paintings and artwork need a wipe 4. I think for the massive cleaning fee and service charge it is pretty cheeky to ask the guests to take the rubbish to the bins, which are situated half-way down the street. Asking guests to separate recycling should be sufficient. We had a person of limited mobility with us, and this could easily be the case with other guests. 5. Garden needs sorting out Despite the above we would return as it is a lovely property

We very much enjoyed our stay in Brighton at the Boho house. The house in general is very well turned out and decor and furnishing are all done very nicely. The beds were all super comfy too! Only thing we found as per a couple of other reviews was the noise through the single glazed windows at night was sometimes a tad loud, and the cleanliness of some of the kitchenware wasn’t as we would expect, but overall we found the house to be great for what we needed. Parking is not easy in Brighton in general, so be prepared if driving. We dropped our things off at the house, then drove up to Queens Park, where you can pay to park for up to 72 hours. The electric train is also a short walk from the house, and great to get up to the pier and centre of Brighton. Especially good for the little ones and saving their legs! Lidl is just a 5 minute walk down the road for any supplies which was super handy. All in all we had a great experience with the house and Airhost for you! :-)

Airbnb was clean and tidy, was a little bit of an issue as the original property we booked had a leak, they moved us to a difficult property bit further out of town however accommodated a late check out free of charge.

Beautiful property in Kemptown. Marina is 10 min walk with a couple of independent restaurants and cafes as well high st chains. Brighton pier and centre very accessible, there is little train in the marina you can catch. Parking is an issue for the property, not Airhost fault but needs to be made clearer in the property info. Whilst train travel is advised this was not possible for us and we had to manage the additional costs of expensive street parking and moving the car to different streets every 4 hrs through the day as there were no return restrictions.

Just had a wonderful stay at Boho House in Kemptown. It is really well located near some lovely brunch places, near to the Downs for stunning walks and a short walk from the beach and small electric railway which takes you into central Brighton (which the kids absolutely loved!). The house itself has been thoughtfully decorated with a nod to the sea and in such a way that makes you feel instantly at home. The beds are extremely comfortable and the linen and crockery are all top notch. I would thoroughly recommend this home to anyone coming to Brighton for a holiday.

The house is absolutely beautiful , the design in all the rooms are very well thought through. There was everything you needed including tea and coffee, kitchen roll, tea towels and toiletries. The little court yard was great for our little dog but it really does need tidying up. Unfortunately it is noisy at night due to the windows not being double glazed, hopefully this will be sorted out soon and we will definitely stay again. ?

What a great find! The house was absolutely beautiful - really stylishly decorated, every single room was put together with thought and character. Set up was excellent - loads of space, comfy beds and a really well equipped kitchen (including lots of little extras for cooking which was really helpful). Location is great - 5 minutes to the beach, a great pub and cafe a few minutes away, and supermarket just around the corner. A perfect place to explore kemptown a bit, and then a lovely walk along the seafront to get into the main town. The enclosed backgarden was very useful for our dog and plenty of parking right outside the door (easy to pay via an app). We had a great stay - would definitely come again next time we're in Brighton.
